Ian Taylor trained as a Chartered Surveyor from 92 -97. Ian joined the Waterbridge Group Ltd, a commercial property investment vehicle acting on behalf of a range of private investors, becoming an integral part of the Asset Management and Agency division.

Ian Taylor trained as a Chartered Surveyor from 92 -97. Ian joined the Waterbridge Group Ltd, a commercial property investment vehicle acting on behalf of a range of private investors, becoming an integral part of the Asset Management and Agency division. 

He has been directly involved in over £360m of transactions, both commercial and residential. He specialises in focusing on value enhancement through strategic asset management and creative deal structuring. 

As an independent consultant, Ian worked as an independent Asset Management consultant generating an aggregate return of 275% over an 18 month period.

Stepping Stones

 

Stepping Stones is a not for profit organisation, working Nationally to help charities and other no


We have run our own charity helping homeless people to rebuild their lives . In November 2019 we broke the 100,000 nights of accommodation provided to individuals who would otherwise have been homeless. 85 people per night every night sleep in a warm bed behind a door to which only they have the key because of this work. We networked to 51 other property partners through The Ethical Property Partnership across the country who are poised to help us take Stepping Stones National.

This lack of accessible and affordable housing often prevented people from moving on in other areas of their lives. As we began to successfully house our own clients and having a wealth of in-house experience, we decided to partner with charities to offer this aspect of support to their client groups.   Our partnership with charities and investors has enabled us to provide over 100,000 nights of accommodation so far. We offer charities and other partners a ZERO COST housing option for their clients. We even have expertise that means this housing provision can pay charities and partners for the support they give to their clients, which gives you longer term security of funding. 

So who do we help, Charities, churches, statutory organisations – anyone who has clients who are disadvantaged in their access to safe, secure and affordable housing. We have all the expertise from finding the right house, to identifying the right clients right through to managing evictions when the inevitable happens from time to time.

Stepping Stones Housing has provided over 100,000 nights of accommodation for individuals who would otherwise have been homeless, currently housing over 135 individuals per night every night.

Commercial

 We have developed a 5 point design process resulting in exceptionally high levels of planning permission approvals. We work closely with local authority planning departments to understand the potential barriers that might prevent a successful planning application. We work with them to design architectural solutions that will adhere to the building guidelines to ensure successful applications on behalf of our clients.

To date we have achieved a 99% planning application success rate.

Development & Architecture

Our ethos is to design high quality and memorable spaces. We begin by understanding the client’s aspirations, their goals and strive to fulfil them by sinuously integrating them with regulations, modern construction technique and the budget. Size and the stage of the project is immaterial to us as our architectural designs tend to break these pre-set ideas. Be it concept architectural design or technical architectural design, our aim is to produce design solutions that are site specific and client-oriented.
