It was bought as part of a distressed sale as a portfolio. At the time of purchase, the property had 3 vacant floors, which we let, adding significant value. At the rear of the property was some under utilised pavement space which was sold to a developer at a premium. The remaining tenants leases were asset managed, leases were re-geared and the rents increased to the market value. The property increased in value from a purchase valuation of £5.7m to £6.95m during the period of ownership.
This was a secondary shopping centre in a quiet location which had some good tenants anchoring the property. We carried out some basic asset management of the property to increase interest and occupancy levels, whilst attracting longer term tenants, simultaneously increasing the rents – and adding value in the course of doing so.
This was a large, 1960’s concrete jungle and a derelict vacant office property formerly occupied by Teesside Council. It had limited re-letting potential. An investor had purchased the property at a knock-down price but was cornered with what to do with it. We worked with the investor-owner and subsequently sold the property to a Student Accommodation operator who attained planning permission to double the size of the property by constructing an additional building at the rear. The investor owner was delighted with the price achieved at sale, representing a 275% increase in value in slightly over a year and the building is now the focal point on a busy main thoroughfare in Middlesbrough. What was once seen as a problem child is now an attractive flagship building.
The owner of this property was elderly and wished to move without the hassle and disruption of selling with an estate agent, whilst achieving the maximum value increase to the property. An option agreement was agreed with the owner and we subsequently applied for – and achieved – planning permission for 2 x semi detached houses in the garden. The value added was £150,000 simply through understanding the planning system and working with the professionals to achieve the maximum gain. The scheme was sold on to a local developer.
Originally a 1 bed first floor flat, purchased below market value. Planning application obtained to convert the loft and pod space, and double the footprint of the property. Converted into a 4 bed 4 en-suite Mini HMO. Comfortable, well designed spaces for single occupants. With the added benefit of all tenants having their own bathrooms and a generous open planned kitchen diner with all the mod cons. The orginal flat was bought for £285,00 and is now worth £650,000.
This corner plot was originally a semi detached 3 bed house. We obtained planning to extended and converted into 2 x 2 maisonettes and 1 x 3 bed end of terrace house. The orginally property was bought for £500,000 and now is worth 1.4mil
